What is Lark on 42nd?

It’s a high-quality Tampa residential community designed especially with University of South Florida students in mind. Lark on 42nd features a variety of spacious, furnished apartments plus a full set of community features such as a luxurious clubhouse, pool, fitness center and more. All just minutes from the USF campus.

Is Lark part of the University of South Florida?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark on 42nd has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark on 42nd pays a flat rate that includes:

  • Furnishings
  • High-speed Internet
  • Water, sewer, and trash removal
  • Washer and dryer in each apartment
  • On-site management
  • Community features — pool, fitness center, clubhouse, etc.

What size are the apartments at Lark?

The spacious accommodations at Lark on 42nd range from 2 to 4 bedrooms, with a private bathroom for each bedroom.

Are the apartments furnished?

Yes, all apartments at Lark on 42nd have a furniture package including a full-size bed, desk and chair in each bedroom, a sofa and armchair, coffee table and entertainment stand in each living room, with a flat-panel HDTV and sound bar included. Select apartments also include a TV in each bedroom. Plus, all residences also include a dining table, chairs and counter stools.

When do the contracts start and end?

The standard term is August 11, 2023 to July 21, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark on 42nd also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark on 42nd can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark. Normal payment deadlines will continue to apply.

Is Lark open to non-students?

Nearly all the residents at Lark on 42nd are students at University of South Florida and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Lark is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Lark on 42nd has fire sprinklers, security camera and electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark on 42nd is a no-pets community. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Lark on 42nd offers optional, secure garage parking for an additional fee.

What other transportation options will I have?

Lark on 42nd is on the USF Bull Runner shuttle bus line, which stops right across the street every few minutes, Monday through Friday, and every 20 minutes on weekends, when school is in session.
